A developer with a long memory, a builder who has framed every kind of home on the coast, and a design team that argued about door handles for a month. This is who made it.
Halden is a family-run developer of multi-family neighbourhoods across the Lower Mainland. Thirty-one years and nineteen communities in, the approach has not changed: buy the land carefully, plan for the people who will still be there in twenty years, and build the thing you would be proud to walk your parents through. Culmena is Halden's largest townhome collection to date, and the first laid out entirely around shared courtyards.
The architecture, the landscape and the interiors were designed together from the first sketch, so the lane, the courtyard and the kitchen all speak the same language.
A fourteen-person practice in Vancouver known for wood-frame housing that feels calm without feeling plain. For Culmena the team drew every home with a front door on a lane and windows on at least two faces, then spent a year refining the roofline so 107 homes read as a village rather than a row. Their housing work has twice been recognised by the Architectural Institute of BC.
Fieldnote designs the space between buildings. At Culmena they turned the site plan inside out, pushing cars to the edges so that four courtyards, a picnic lawn and a play garden could sit at the centre of daily life. Every tree on the plan is a species that will still be standing in fifty years, and every path connects to the trail network beyond the site.
Aster & Co. designed the Haven and Ridge interior schemes as a pair: the same full-height cabinetry, integrated appliances and stone that runs up the wall, in a pale palette and a smoked one. The studio's rule for every finish was that it should still look right after ten years of real life, which is why the drawer fronts are solid and the hardware is heavy.
Cedarline has been Halden's general contractor on six communities. The same site superintendents, the same framing crews, the same finishing carpenters. That continuity is why the tolerances at Culmena are tighter than the code asks for: doors that close with one finger, floors that do not creak, and a two-year walk-through programme after you move in.
Keelson runs the Culmena presentation centre and the release process. Their team has sold out eleven townhome communities in the region and is known for a simple habit: telling you which home suits you, even when it is not the one you walked in to ask about. Website, renderings & interactivity
Dreamlife is a visualisation and digital studio that turns drawings into places you can already feel at home in. For Culmena they produced the photoreal renderings and the video loops that open every page, built this website, made the site plan interactive down to the individual home, drew the neighbourhood map, and trained the assistant in the corner that answers questions at any hour. One studio, from the first pixel to the last line of code, so every surface of the project tells the same story.
Floor plans
TwinLines draws the 2D floor plans for presale communities across North America. Every one of Culmena's 27 plans was redrawn by hand from the architectural set: furniture at true scale, doors swinging the right way, dimensions where a buyer looks for them, and a consistent line weight from the smallest two-bedroom to the largest four.
